One company for smoke and air

Need a chimney or vent expert?

Most of what we work on is hidden: a flue liner you can't see from the living room, ducts sealed inside walls and ceilings, a dryer vent that snakes through an attic to the roof. Problems show up indirectly, as a smoky room, a musty smell when the system kicks on, or towels that come out damp. Our job is to follow those clues back to the source.

That's why we start with an inspection rather than a sales pitch. Sometimes the answer is a routine chimney cleaning. Sometimes it's a cracked crown that needs repair, a missing cap, or a lint-packed dryer vent. And sometimes it's nothing at all, and we'll tell you that too.

How we work

We show you what we find before we fix anything

A chimney or duct system is easy to oversell because the homeowner can't see inside it. We'd rather you could. Every visit ends with an explanation of what we checked, what we found and what we'd do about it, in that order.

  • Whole-system check, not just the obvious part
  • Written estimate before work starts
  • Honest answer when nothing needs doing
  • Chimney, ducts and dryer vent in one trip

How a visit works

From request to clear flue, in three steps.

  1. 01

    Send a request

Use the form and tell us what you've noticed: smoke, a smell, water stains, a dryer that runs long. Mention the age of the house if you know it.

  2. 02

    We inspect and explain

The technician checks the chimney, ducts or vent run, shows you what was found and puts the recommended work and its price in writing.

  3. 03

    Work done, then tested

Once you approve, we do the work and test it: a draw check on the fireplace, airflow at the registers, or the dryer flap opening on its own.

Clean, repair or replace

Clean it, fix it, or rebuild the part that failed

A lot of chimney trouble is maintenance: soot and creosote on the flue walls, a nest on the smoke shelf, a damper gummed shut. A sweep and a few adjustments take care of it.

Water is the other story. When a crown cracks or flashing pulls away from the roof, rain gets into the brick and mortar, and the damage spreads each wet season. Then the right move is a repair to the crown, the joints or the flashing, and a cap to keep the flue dry. We'll tell you which situation you're in and price the work before you decide.

Keep smoke and air moving the right way

Every one of these systems has the same job: carry something out of the house. A chimney carries smoke and gases up and out; a dryer vent carries hot, damp, lint-filled air to the outside wall; your ducts move conditioned air around and back to the air handler. Restrict any of them and it works harder, runs hotter or pushes air where it shouldn't go.

A yearly look keeps them honest. For the chimney that's the NFPA 211 annual inspection. For the dryer it's a check of the run and the outside flap. For ducts it's a look at filters, coils and registers to decide whether cleaning is needed at all.

FAQs

Questions & answers

Short answers to what homeowners ask before booking.

Is a chimney sweep worth it if I only use the fireplace a few times a year?

Usually, yes, though light use changes what we look for. The fire-safety standard NFPA 211 calls for a yearly inspection even on chimneys that see little use, because birds and rodents nest in idle flues and masonry keeps aging whether you burn or not. If the inspection shows a clean flue, we'll tell you it doesn't need sweeping yet.

What time of year should I have my chimney cleaned?

Before you plan to use it. In San Diego most rain falls between December and March, and most fireplace use lands in the same stretch, so late summer or early fall is a sensible time for a sweep and inspection. That also leaves room to fix a cap or crown before the wet months.

Do you clean air ducts as part of regular maintenance?

Not by default. The EPA's guidance is to clean ducts when there's a reason, such as visible mold inside the system, pests, or dust and debris blowing out of the registers, rather than on a fixed schedule. We'll look first and tell you honestly whether yours need it. See air duct cleaning for what a full job covers.

How do I know my dryer vent needs cleaning?

Clothes that need a second cycle, a dryer that's hot to the touch, a burning smell, or an outside flap that barely moves are the usual signs. Federal fire data puts uncleaned vents at the top of the list of causes behind home dryer fires, so it's worth checking. More on our dryer vent cleaning page.

Can you do the chimney and the dryer vent in the same visit?

Yes, that's the point of having both under one roof. Tell us everything you want looked at in your request so we can plan the time and bring the right equipment for each.

What happens if the inspection finds damage?

You get a plain explanation of what we found and where, the repair we'd recommend and a written price. Nothing gets done until you approve it. If the fireplace isn't safe to use in the meantime, we'll say so.
